Preparing and drafting legal contracts
We want to see your property on the market as soon as possible. Once we have received all the required certificates, we will have your Contract of Sale emailed to your real estate agent that same day.
Discharging your mortgage
Upon completion of the exchange, if you have a mortgage, it is essential to contact your lender to facilitate the Discharge Authority. Typically, this is now available as an online document on your lender’s website for easy download. After submission, lenders usually take approximately 2-3 weeks to be ready to settle.
Signing and exchanging of contracts
Once you have found a buyer and negotiated a sale, your agent will forward a 'Sale Advice' to us. This document outlines the details of the transaction, including the agreed-upon sale price and any conditions of the sale. We will update the Contract with relevant details and organise for you to sign the contract so you are ready for exchange as quickly as possible.
Settlement
Electronic property settlements are now mandatory in NSW. We will arrange all requirements for the property settlement and will attend to settlement in the electronic workspace on your behalf. We organise your funds to be deposited into your nominated account once settlement is complete.
A small deposit gets you started
We require a small initial fee upfront, there are no additional charges until the completion of your sale, unless disbursement costs exceed the amount of the initial fee. If you decide to withdraw your property from the market, there are no extra fees and we’re happy to hold the Contract of Sale until you decide to proceed with the sale again.
